Our process
We measure your home's cooling load using square footage, insulation, window exposure, and duct capacity — not just the size of the old unit. Oversized systems short-cycle and waste energy; undersized systems cannot keep up.
We recommend equipment matched to your budget, efficiency goals, and the electrical and ductwork you already have. Options include central AC, heat pumps, and ductless mini-splits for additions or homes without ductwork.
Delray Beach installations require permits through the city building department. We pull the permit and schedule inspections so the work is documented and legal.
We install the indoor coil, outdoor unit, electrical connections, and thermostat, then test pressures, temperatures, and airflow before we leave. We also show you how to operate the new system.
Equipment types
There isn't one correct system type for every South Florida home. The right choice depends on whether ductwork already exists, how the space is used, and what the load calculation shows.
An outdoor condenser paired with an indoor evaporator coil and existing ductwork. This is the most common replacement path for South Florida homes that already have ducts, and it lets us match capacity to the home without changing how conditioned air is distributed.
One or more indoor wall or ceiling units connected to an outdoor condenser without ductwork. These fit garage conversions, additions, older homes that were never ducted, and rooms that run hot or cold compared to the rest of the house.
A heat pump moves heat instead of just removing it, so the same outdoor unit provides both cooling and mild-weather heating by reversing refrigerant flow. In South Florida's climate, a heat pump can cover the limited heating needs of a cool winter night without a separate heat source.
The indoor half of a split system — blower, evaporator coil, and controls, usually in a closet, garage, or attic. When only the air handler has failed, or when it is mismatched to the outdoor unit, we evaluate whether replacing just the air handler is enough or whether the outdoor unit should be matched at the same time.
Efficiency
SEER2 is the current U.S. Department of Energy efficiency rating for cooling equipment. A higher SEER2 number means the system can produce the same cooling using less electricity over a season, under the updated test conditions used since 2023.
Higher-efficiency equipment generally costs more upfront and sometimes requires larger components like bigger coils or variable-speed blowers. Lower-efficiency equipment costs less to buy but uses more electricity over the life of the system. There is no single right answer — it depends on how long you plan to stay in the home, how much the system runs, and your electricity rate.
A high-SEER2 system installed with leaky ducts, poor airflow, or the wrong refrigerant charge will not deliver its rated efficiency. Correct sizing and correct installation matter as much as the rating on the label.
Sizing
A quote based only on square footage skips insulation quality, window area and orientation, ceiling height, duct condition, and how many people and heat-producing appliances are in the home. Two identically sized rooms can have very different cooling loads depending on which way they face and how well they're sealed.
We run a load calculation for the specific home instead of matching a rule-of-thumb tonnage to floor area. That is also why we do not size or price a system over the phone — the numbers only mean something once we've measured the actual space.

Permitting
AC installation and replacement require a mechanical permit through the city or county building department where the home is located, and the completed work must pass inspection. We pull the permit, schedule the inspection, and keep the paperwork so you have a record for insurance, warranty claims, and any future sale of the home. Condo and HOA buildings often add their own access and notice requirements on top of the municipal permit — let us know about those when you schedule.
