Managers rarely have one building with one problem. We work from a written scope, keep the same contact from quote to invoice, and document what we found so the file makes sense to an owner or board months later. Recurring items — exterior and parking lighting, breaker faults, panel labeling, receptacle and GFCI failures — are handled as scheduled work where possible so units and tenants are disturbed less.
Common-area electrical is its own category: corridor and stairwell lighting, exit and emergency lighting circuits, elevator lobby and amenity spaces, pool equipment circuits, gate and access-control power, and the house panels that feed them. Boards usually need a clear scope and a written record before approving work, so we provide findings and options rather than a verbal estimate.
Tenant improvements and day-to-day service for offices along Glades Road, in the Park at Broken Sound, and throughout east Boca: panel and subpanel work, branch circuiting for workstations and server rooms, lighting layouts and dimming, dedicated circuits for equipment, and coordination with mechanical and life-safety trades during a build-out.
Sign and display lighting circuits, kitchen and equipment circuits, panel capacity review before new equipment arrives, and repairs scheduled around business hours. In the Mizner Park and Federal Highway corridors, access windows and landlord requirements shape the schedule as much as the work itself, so we plan for both.
Partial power loss, a tripping main, burning smell at a panel, or lighting failure in an occupied common area is not a next-week item. We respond to commercial and association emergencies around the clock, isolate the fault safely, and separate what must be corrected immediately from what can be scheduled.
Hurricane season drives most commercial power questions in South Florida. We evaluate existing service, install generator hookups and automatic transfer switch tie-ins within our electrical scope, and install surge protection at the panel. Fuel and gas piping and manufacturer warranty service are handled by the appropriate licensed trades.
1. Walk-through and written scope
We look at the actual panels, circuits, and fixtures involved rather than quoting from a description, then put the scope in writing so a manager or board can review it.
2. Permitting and coordination
Where a permit applies, we pull it under our Florida certified electrical contractor license and coordinate inspection timing with the property's access rules and other trades.
3. Scheduled execution
Work is staged around tenants, residents, and business hours. Shutdowns are planned and communicated in advance rather than discovered by occupants.
4. Documentation and invoice
You get what was found, what was corrected, and what remains open — the record a board or ownership group needs for its files.
Scheduling, pricing, and timelines depend on the building and the scope. We do not publish flat commercial rates, because a walk-through is what makes an estimate accurate.
