Repairs & troubleshooting

Electrical repairs in Delray Beach, FL

Most electrical calls start with a symptom, not a diagnosis: a breaker that won't stay on, half the kitchen dead, lights that dim when the air conditioner starts, or a smell nobody can place. We work from our shop in Delray Beach and troubleshoot across Palm Beach and Broward counties — the goal is to find the actual fault and repair it, not to replace parts until the symptom moves.

All work is performed by licensed, insured technicians. 35+ Years in Business.

  • Tripping breakers, dead circuits, and failing devices
  • Loose-neutral and whole-house flicker diagnosis
  • Overheating outlets, switches, and panel connections
  • 24/7 emergency line for electrical hazards

What we repair

Common faults we get called for

Electrical repair is diagnostic work. The same complaint — “the breaker keeps tripping” — can be a genuinely overloaded circuit, a failing appliance, a nicked cable behind drywall, water in an exterior box, or a breaker that has aged past its rating. Each of those has a different fix, and only one of them is solved by resetting the breaker.

  • Breakers that keep tripping

We separate an overloaded circuit from a short, a ground fault, a failing breaker, and equipment pulling more current than it should — then fix the cause, not the symptom.

  • Dead outlets and switches

Loose back-stab connections, failed devices, tripped GFCIs feeding downstream receptacles, and broken splices inside boxes are the usual suspects in Delray Beach homes.

  • Flickering and dimming lights

Flicker on one fixture is usually local. Flicker across the whole house points at a loose neutral or a service-side problem, which is a different level of urgency.

  • Burning smell, heat, or scorching

Warm cover plates, a fishy or acrid smell, or discoloration around a device means stop using the circuit and call. This is the category we prioritize.

  • Panel and breaker faults

Breakers that won't reset or hold, corroded bus bars, double-tapped lugs, and panels with a known defect history get evaluated honestly — repair when repair is right, replacement when it isn't.

  • Intermittent faults nobody has found

The problem that only shows up in the rain, or at 4pm when the AC starts. We isolate circuits and test under load rather than guessing at parts.

Safety first

When to stop and call instead of waiting

Some electrical symptoms are inconvenient and some are warnings. Treat these as urgent: a burning, acrid, or fishy smell near a device or panel; a cover plate, plug, or cord that is hot to the touch; scorch marks or melted plastic; buzzing or crackling from a panel or switch; a shock — even a small one — from an appliance, faucet, or pool equipment; or a breaker that trips immediately every time it is reset.

In those cases, turn off the circuit if you can do it safely, stop using it, and call. Do not open a panel cover, do not tape a breaker on, and do not run the circuit “just for now.” The heat that causes the smell is the same heat that starts a fire.

This page is general guidance, not a diagnosis. Anything involving sparks, burning smells, hot outlets, shocks, or damaged equipment should be looked at in person by a licensed electrician.

How it goes

Our troubleshooting process

  1. Step 1

    Describe what's happening

What fails, when it started, and whether anything changed — a new appliance, a storm, a remodel. Half of a diagnosis is the history.

  2. Step 2

    Make the situation safe

If there's heat, scorching, or an odor, the affected circuit comes out of service first. Nothing gets re-energized until we know why it failed.

  3. Step 3

    Test and isolate

Voltage and load readings at the panel and at the fault, circuit isolation, and continuity or insulation testing where the fault is in the wiring rather than a device.

  4. Step 4

Explain the finding and the options

You get the cause in plain language, what the repair involves, and whether it's a fix now or part of a larger problem worth planning for.

  5. Step 5

    Repair and verify

The repair is made to the National Electrical Code edition Florida has adopted, then re-tested under load so you're not calling us back for the same fault.

Permits & code

Permits, inspections, and who issues them

In-kind repairs usually fall outside permitting; altering, extending, or adding circuits does not. If your property is inside the city, the City of Delray Beach Building Division issues the electrical permit, and city regulations require the electrician pulling it to hold current Florida licensure and be registered with the city. If the property is in unincorporated Palm Beach County, permitting goes through Palm Beach County Planning, Zoning & Building. Permitted work is inspected before it is closed out.

Repairs are made to the National Electrical Code edition adopted by the Florida Building Code. In practice, that matters most when a repair turns into a small upgrade — GFCI or AFCI protection required in the location you're working in, or a surge protective device required when a dwelling service is replaced. We tell you when the code drives the scope instead of quietly expanding the job.

Cost

What drives the cost of a repair

What changes the priceWhy it matters
Diagnostic timeAn obvious failed device is quick. An intermittent fault buried in a wall or a shared neutral across several circuits takes longer to find, and finding it is most of the work.
AccessAttic runs in August, slab-routed conduit, finished ceilings, and tight equipment rooms all add labor compared with an accessible garage panel.
What the fault damagedReplacing a scorched receptacle is one repair. Replacing a length of overheated cable, a burned breaker, or panel components is another.
Age and condition of the wiringOlder branch wiring, aluminum conductors, or a panel with obsolete parts can mean the correct repair is a small upgrade rather than a patch.
Permit scopeStraight repairs often don't require a permit; work that alters or extends circuits does. We tell you which category you're in before we start.
TimingAfter-hours and emergency response costs more than a scheduled weekday visit. If it's safe to wait, we'll say so.

We don't publish flat prices for diagnostic work — the honest answer depends on what's actually wrong. You get the diagnostic charge up front and the repair price before we proceed.

Local context

What we see in Delray Beach and nearby homes

  • Delray Beach housing stock spans 1950s cottages to new construction — the same symptom has different causes in a 1962 panel than in a 2018 one.
  • Panels made by Federal Pacific (Stab-Lok) and Zinsco show up in homes built roughly from the 1960s into the late 1980s, and Florida insurers increasingly ask about them.
  • Aluminum branch-circuit wiring was common in homes built around 1965–1973; connections at devices are the usual failure point and need the right connectors.
  • Salt air near the coast corrodes outdoor panels, disconnects, and receptacles faster than inland — corrosion is a real diagnosis here, not an excuse.
  • Summer storms and lightning surges damage electronics and equipment circuits; a service-level surge device is the code-recognized mitigation.
  • Circuits shared with an air conditioner behave differently under load — see our guide on why an AC breaker keeps tripping.
